Hyderabad, August 21, 2026: A 5.25-acre prime land parcel at Raidurg in Hyderabad has been sold for a record ₹264 crore per acre, setting a new benchmark for land prices in the city. The transaction is expected to generate around ₹1,386 crore in revenue for the Telangana Industrial Infrastructure Corporation (TGIIC).
The e-auction for Plot No. P1 in Survey No. 83/1 at Raidurg Panmaktha attracted strong interest from real estate companies. The winning bid represented a 50.9 per cent premium over the reserve price of ₹175 crore per acre.
The latest sale surpassed TGIIC’s previous record of ₹237 crore per acre, achieved in May 2026 through the auction of a 6.29-acre parcel in the same corridor.
TGIIC conducted the auction online, with bidders required to deposit ₹10 crore. The land, positioned in Hyderabad’s prominent IT and Knowledge City growth corridor, is located opposite ITC Kohenur and close to Durgam Cheruvu, making it a highly sought-after location for commercial and mixed-use development.
Strong Demand for Raidurg Land
The latest auction continues TGIIC’s strong run of land monetisation in Raidurg.
In May 2026, a 6.29-acre parcel was sold for ₹237 crore per acre, generating nearly ₹1,491 crore. In June, another 5.09-acre parcel fetched ₹204 crore per acre, generating approximately ₹1,038 crore.
Together, the May and June transactions generated around ₹2,529 crore, at an average price of approximately ₹222 crore per acre.
Land prices in the area had reached around ₹177 crore per acre in 2025. The steady increase in reserve prices by the authorities reflects growing demand for premium commercial and mixed-use development sites in Hyderabad’s western corridor.
Another Auction on August 28
TGIIC is scheduled to auction another 5.38-acre plot in the same survey number on August 28. Pre-auction expectations had indicated that the parcel could command more than ₹250 crore per acre, potentially taking the value generated from the two latest parcels beyond ₹2,500 crore.
Legal Challenges
The Raidurg auctions have also faced legal challenges before the Telangana High Court and the Supreme Court over issues including heritage rock formations, the proximity of the land to Durgam Cheruvu, ownership claims and related matters.
The courts did not stay the auction process. The Telangana High Court directed the filing of counters in related proceedings and adjourned the matters. The government has maintained that the specific plots being auctioned are outside protected heritage zones and designated buffer areas.
The record-breaking transaction underlines the sustained investor appetite for premium commercial land in Raidurg. With its proximity to Hyderabad’s IT hubs, major commercial developments and Durgam Cheruvu, the area has emerged as one of Telangana’s most valuable real estate destinations through successive government land auctions.
